Tips for Selling How to Get Your Property Ready for Listing

In Today's hot real estate market, inventory is low leading to quick sales from eager buyers. I asked our amazing listing team for ideas and tips that they recommend to all clients and below are some of their insightful thoughts.

Enhance the curb appeal of your home by spending some time cleaning up your property and your home's exterior. Doing so will help increase the number of showings as well as your home's selling price. Here's how:

  1. Spread grass seed to cover up bare spots in your lawn. Plant flowers in your yard. Hint: Yellow flowers can signify new beginnings and can evoke positive emotions when it comes to home buying
  2. Sweep sidewalks and walkways and clean up the sides of your home. If needed, rent a power washer.
  3. Keep your landscape looking clean and trim by mowing and watering your lawn often.
  4. Prune trees and bushes, and clean up mulch and ground cover.
  5. Make sure your house number is displayed and clearly visible from the street.
  6. Minimize clutter. Rent a storage facility to keep bikes, toys and other yard equipment.
  7. Repaint your home or touch up as necessary to give a kept-up appearance.

In the interior, clean up clutter and create space. Help buyers looking for a new home envision themselves living in YOUR home.

  1. Put away personal photos, artwork, trophies, and other belongings. Remove items you'll take when you move, including books and other items on counters and shelves.
  2. Tidy up all closets and cabinets. Discerning buyers will open closed doors, so make sure everything is organized. This will show buyers that you take care of your home from the inside out.
  3. Remove any unnecessary furniture that reduces the space of a room.  These types of items include shelving units, even leaves from the dining room table, etc.  If needed, rent a storage unit.
  4. Deep clean windows, kitchens, and bathrooms.
  5. Freshen up your walls with a new coat of paint.
  6. Remove pet and smoking odors.
  7. Remove smudges or marks on walls and trim.

Invest in a staging consultant to "dress up" any empty rooms, so potential buyers can envision what they'd do with space when they move in.
